Design Build Advantage
The Design / Build Advantage
Design/Build is the comprehensive process that encompasses every aspect of design, budget, and construction, providing my homeowner with a single source of contact and responsibility for everything related to their home or remodeling project while it's being designed and built. No more confusing communications with a variety of professionals – architect, builder, electrician, plumber. Instead, you have a single person responsible for your project and coordinating it all. While there may be a perception of loss of competition or additional cost the opposite is true. Competitive bid projects (getting plans from an architect and calling multiple contractors), actually generate an adversarial situation. You the owner have one price in mind. The architect may be concerned about your budget but, without current pricing and work standards they may draw exactly what you requested. Only for you to find out later it can't be built. Furthermore, when a problem arises, the owner may blame the contractor, the contractor may blame the architect. Design build allows the job to progress more fluidly. Saving time and money.
Here's the step-by-step design/build process:
- Initial consultation to establish the project scope and understand your "wish list"
- Acceptance of Design/Build order
- Acceptance and/or revision of plans and proposal
- Final project scope development and pricing
- Product selections (siding, roofing, windows, doors, cabinets, etc.)
- Site assessment with trade specialists
- Order acceptance and construction deposit
- Permits obtained and products ordered
- Construction schedule established
- Construction according to plan, schedule and budget
- Homeowner walk-through and acceptance
- Project Completion
